KZN NORTH COAST PROPERTY FOR SOUTH AFRICAN YACHT CREW
YOUR CONTRACT IS OFFSHORE. YOUR EQUITY COMES HOME.
You work internationally. You earn internationally. But the asset you build can be back home.
North Coast Estates helps South African yacht crew buy property in Ballito and along the KZN North Coast while working overseas.
We help you identify the right area, estate and property, arrange live video viewings around your rotation and, where available, introduce you to independent specialists in home finance, foreign exchange, tax, conveyancing, furnishing, letting and property management.
So instead of spending your limited leave running between banks, agents and attorneys, you arrive home with a plan already in motion.

BUY PROPERTY AT HOME WHILE YOU WORK OVERSEAS.
USD. GBP. EUR.
Earning in foreign currency can help you buy property in South Africa.
Exchange rates change, but earning in a stronger currency can go a long way when buying in rand.
WHY YACHT CREW BUY PROPERTY
BUILD WEALTH
Turn part of your offshore income into a tangible long-term asset.
CREATE A HOME BASE
Have somewhere that is yours when you return between seasons or eventually come home permanently.
GENERATE RENTAL INCOME
Depending on the property and letting rules, your home can potentially earn income while you are away.
PLAN FOR LIFE AFTER YACHTING
Start building assets now rather than waiting until the day you decide to leave the industry.
DIVERSIFY YOUR SAVINGS
Instead of keeping all of your accumulated earnings in cash, property can form part of a broader long-term wealth strategy.
WE KNOW HOW CREW LIFE WORKS
You have the income. What you don’t have is unlimited time ashore.
Buying property is difficult enough when you live locally.
It becomes considerably harder when you are halfway around the world, your leave is limited and your phone only works when the yacht has signal.
At sea, the usual frustrations are:
- Two weeks of leave and ten properties you are expected to view
- Time-zone differences when banks and attorneys need information
- Patchy signal when something needs your attention
- Foreign income that does not fit neatly into a standard bond application
- Nobody local to inspect a property on your behalf
- Uncertainty about estate and body corporate letting rules
- Listings that sell the sea view but tell you nothing about the levies, rates or likely return
- Trying to arrange furniture, tenants, cleaners and maintenance from another country
- Not knowing who to trust while you are thousands of kilometres away
That is why we have a different process for yacht crew.
THE NORTH COAST ESTATES CREW DESK
We fit the buying process around your rotation.
We coordinate the property side of the journey and introduce the specialist partners you may need.
PROPERTY SEARCH
We search across the North Coast based on your budget, purpose and long-term plan.
LIVE VIDEO VIEWINGS
Properties can be walked through live on video while you are overseas or together with a family member locally.
FINANCE INTRODUCTIONS
We introduce home-loan specialists accustomed to applications involving offshore or foreign-earned income.
Home-loan providers may require additional documentation such as employment contracts, several months of payslips and international bank statements when assessing foreign-earned income. Final approval and lending terms remain entirely at the bank's discretion.
FOREIGN EXCHANGE
Where required, we can introduce specialists who can assist with moving funds and understanding foreign-exchange requirements.
CONVEYANCING
A conveyancer manages the legal transfer process and advises you on the correct signing requirements while you are overseas.
Much of the administration can be handled remotely, although certain sale, bond or transfer documents may require handwritten signatures, originals, notarisation or other formal execution.
LETTING & MANAGEMENT
Where available, we introduce independent rental, holiday-letting and property-management specialists who can manage the property after transfer.
FURNISHING
If the property needs to be guest-ready before you return home, we can connect you with furnishing and installation specialists.

YOU DO NOT NEED TO BE IN SOUTH AFRICA TO START.
- Video call.
- Pre-qualification.
- Live property tour.
- Offer process.
- Transfer coordination.
- Management setup.
You can buy property at home without being in the country.
WHAT DO YOU WANT THE PROPERTY TO DO?
There is no single “best investment”.
The right property depends on what you expect it to do for you.
For yacht crew, we typically see two clear strategies.
OPTION 1: THE HOME BASE
LIVE IN IT ON LEAVE. LET IT WHILE YOU’RE AWAY.
You want somewhere to call home between contracts, but you do not want the property standing empty for most of the year.
A well-located apartment or townhouse in Ballito, Salt Rock, Shaka’s Rock, Zimbali or another North Coast estate may provide the combination of:
- Lock-up-and-go convenience
- Security
- Easy airport access
- Coastal lifestyle
- Low-maintenance ownership
- Potential rental income while you are overseas
Where short-term letting is permitted, you could reserve your own leave periods and appoint a holiday-letting specialist to manage the property for the rest of the year.
Best suited to:
Rotational crew who want a property they can personally enjoy while still giving it an opportunity to earn income when they are away.
OPTION 2: THE INVESTMENT
CHOOSE ON THE NUMBERS, NOT THE VIEW.
A great sea view does not automatically make a great investment.
If the main goal is financial return, we assess the property differently.
We look at:
- Purchase price
- Transfer and bond costs
- Monthly levy
- Rates
- Furniture requirements
- Management fees
- Expected maintenance
- Estate or body corporate letting rules
- Long-term rental potential
- Short-term rental potential
- Comparable rentals
- Existing development pipeline
- Location and demand drivers
- Potential resale market
We then compare suitable options within your budget rather than simply showing you properties that photograph well.
Best suited to:
Crew members building a property portfolio, looking for rental income or planning to accumulate assets before eventually coming ashore.
COMPARE THE COSTS AND THE INCOME.
- Purchase price
- + Levies
- + Rates
- + Management
- + Furnishing
- + Maintenance
vs.
- Rental income
- + Personal use
- + Long-term asset value
We help you compare the whole picture.

WHY LOCATION MATTERS FOR YACHT CREW
Each part of the North Coast suits a different type of buyer.
BALLITO
Strong all-round residential and rental market with beaches, shopping, restaurants, healthcare and airport access.
SHAKA’S ROCK
Popular coastal apartment market with beaches, tidal pools and easy access to both Ballito and Salt Rock.
SALT ROCK
A quieter coastal lifestyle with established homes, apartments, schools and nearby estates.
SHEFFIELD BEACH
An area of new estate development on the North Coast, including Seaton, Zululami and Brettenwood.
ZIMBALI
A premium lifestyle node incorporating Zimbali Coastal Estate, Zimbali Lakes, Lazuli, Hilltop and expanding retail and lifestyle infrastructure.
TINLEY MANOR
A quieter coastal market now home to Club Med South Africa Beach & Safari, which opened in 2026.
CHOOSE THE ESTATE, NOT JUST THE VIEW
Two similar apartments can be very different investments.
One may allow holiday letting.
Another may prohibit it.
One estate may have a high monthly levy but extensive facilities.
Another may offer lower running costs but fewer amenities.
One unit may have exceptional rental demand.
Another may have ten competing developments being completed nearby.
Before recommending a property, we consider:
- Estate rules
- Body corporate rules
- Short-term letting restrictions
- Long-term letting demand
- Levies
- Rates
- Management costs
- Future development
- Location
- Property type
- Comparable sales
- Comparable rentals
Short-term letting in sectional-title schemes can be subject to body corporate rules, scheme rules and applicable zoning, which is why these must be checked before purchasing specifically for holiday letting.

HOW IT WORKS
Buying North Coast property from overseas in five steps.
1. VIDEO CALL WITH A PROPERTY SPECIALIST
We start with approximately 30 minutes covering:
- Your budget
- Where you work
- Rotation
- Current savings or deposit
- Foreign currency income
- Property goals
- Home-base vs investment strategy
- Preferred locations
- Time frame
The call is arranged around your time zone and schedule.
2. FINANCE PRE-QUALIFICATION
If finance is required, we introduce a home-loan specialist who can assess your position.
Depending on the lender and your circumstances, expect requests for documents such as:
- South African ID
- Passport
- Employment contract
- Payslips
- International bank statements
- Proof of address
- Existing debt commitments
- Tax information
Foreign-earned income does not automatically prevent a South African home-loan application, but requirements and approval vary significantly by lender and the applicant's residency and financial circumstances.
3. SHORTLIST & LIVE VIEWINGS
We narrow the search to a small number of properties that match the strategy.
We send you a short list of properties that fit, not twenty random links.
Each option can include:
- Property information
- Price
- Levies
- Rates where available
- Estate information
- Letting rules where relevant
- Rental indications
- Key advantages
- Potential drawbacks
We then walk through your preferred properties by live video or arrange for a family member to join the viewing locally.
4. OFFER & TRANSFER
Once you identify the right property, we guide you through the offer process.
The conveyancing attorney then handles the legal transfer and advises exactly how each document must be executed while you are abroad.
Where originals, witnessing, notarisation or a power of attorney are required, the attorney will guide you through the appropriate process.
5. SET IT UP BEFORE YOU COME HOME
Once the purchase is progressing, we can introduce:
- Furnishing specialists
- Interior suppliers
- Holiday-letting operators
- Long-term rental managers
- Property managers
- Cleaning providers
- Maintenance specialists
You choose and contract directly with the providers you want to use.
The goal:
YOUR PROPERTY IS READY TO EARN WHILE YOU ARE AWAY.

SPEND YOUR LEAVE RELAXING, NOT RUNNING BETWEEN BANKS, ATTORNEYS AND VIEWINGS.
Start the process while you are offshore.
Arrive home already knowing what you can afford, where you want to buy and which properties are worth seeing.
WHAT ABOUT TAX?
Foreign-earned income and yacht crew tax can be complicated.
South Africa uses a residence-based tax system, meaning South African tax residents are generally taxed on worldwide income unless an exemption or other relief applies.
There are specific tax provisions that may apply to officers and crew members working aboard qualifying ships, as well as the general foreign-employment exemption.
However, the yacht, vessel activity, employment relationship, time outside South Africa and your individual tax residency can all affect the outcome. SARS specifically distinguishes qualifying crew working aboard ships engaged in international transportation from other employment circumstances.
Our role
We do not provide tax advice.
Where required, we introduce you to an appropriate South African tax practitioner who can review your individual situation.

FREQUENTLY ASKED QUESTIONS
Can I get a bond while working on a yacht?
Potentially, yes.
Foreign-earned income can be considered by South African lenders, although applications may require additional documentation.
A home-loan specialist will normally want to understand:
- Employment contract
- Income
- Currency
- Length of employment
- Payslips
- Bank statements
- South African residency status
- Credit profile
- Existing financial commitments
The final decision remains with the lender.
Do I have to come home to buy?
Not necessarily.
Much of the search, finance preparation, property viewing and administration can happen while you are overseas.
The conveyancing attorney will tell you which documents can be dealt with remotely and which require original or specially executed signatures.
Can my parents or partner view properties for me?
Absolutely.
Many overseas buyers involve somebody they trust locally.
We can view properties with them while you join live by video.
Can I sign everything electronically?
Not everything.
Many routine documents can be exchanged electronically, but South African property sale and conveyancing requirements mean certain documents require specific forms of execution.
Your conveyancer will guide this process.
Can I rent the property out while I’m overseas?
Yes, provided the property, estate, body corporate and applicable rules allow the intended form of letting.
This is especially important for short-term and holiday letting.
We check the relevant rules before recommending a property for a holiday-let strategy.
Who looks after the property while I’m at sea?
You can appoint a property manager, long-term rental agent or holiday-letting operator.
Depending on the service, they can deal with:
- Guests
- Tenants
- Cleaning
- Maintenance
- Check-ins
- Inspections
- Statements
- Day-to-day issues
We introduce suitable North Coast specialists and you contract with the provider directly.
Do I pay South African tax on my yacht income?
That depends on your personal tax residency, employment arrangement, vessel and work pattern.
Certain officer and crew remuneration may qualify for specific exemptions, while other yacht workers may fall under the general foreign-employment rules.
This should be assessed individually by a tax professional rather than assumed.
Which areas do you cover?
Our core North Coast property area includes:
- Ballito
- Shaka’s Rock
- Salt Rock
- Umhlali
- Sheffield Beach
- Zimbali
- Tinley Manor
We also work across many of the leading secure lifestyle estates within these areas.
