Question 1

How large is Palm Lakes?

Accepted Answer

The official estate describes Palm Lakes as extending across more than 700 hectares.

Question 2

What property types are available?

Accepted Answer

Palm Lakes includes freestanding homes, vacant land, sectional-title property and retirement options.

Question 3

Is Palm Lakes pet friendly?

Accepted Answer

Yes, but pets require approval. The supplied January 2025 rules allow a maximum of two dogs or cats in total per dwelling, with registration, inoculation, sterilisation and microchipping requirements. A sectional-title scheme may impose stricter rules, including restrictions on cats.

Question 4

Can a Palm Lakes property be used for short-term letting?

Accepted Answer

The supplied conduct rules state that letting is ordinarily for at least six months. A shorter letting requires prior written management consent, and the levy account and occupier documentation must be in order.

Question 5

What building controls apply?

Accepted Answer

Plans require Palm Lakes design-committee and municipal approval, the builder must be NHBRC registered, and once work starts the house must be completed within 13 months under the supplied contractor rules.

Question 6

What is the internal speed limit?

Accepted Answer

The rules set a maximum estate speed of 40 km/h and recommend 30 km/h because roads are shared with children, older residents, cyclists and wildlife.

Question 7

What should buyers verify at Palm Lakes?

Accepted Answer

Compare the exact precinct and ownership type, levy structure, distance to facilities, pet approval and any retirement or sectional-title restrictions. The supplied rules limit a household to two dogs or cats in total with approval, restrict ordinary letting to six months or longer unless management consents, and set detailed obligations for vacant-land buyers and builders.

Question 8

How are building and design managed at Palm Lakes?

Accepted Answer

The supplied HOA rules require design-review and municipal approval before building or altering a home. One dwelling is permitted per erf, NHBRC registration is required, and a house must be completed within 13 months once construction starts. Sectional-title schemes may add further controls.

Question 9

What is known about security at Palm Lakes?

Accepted Answer

Access, common property and estate security are administered by the Royal Palm Home Owners' Association. Current rules cover resident, visitor and biometric contractor access, while the estate publishes internal and fence-line patrols, CCTV and a dedicated control room. The estate speed limit is 40 km/h.
